Most people calling us about upholstery aren’t cleaning a whole house. They’re thinking about one piece. A sectional the dog has claimed, a chair that came from a grandparent, a couch with a spot on the arm that’s been bothering them for two months. So the first question is almost always the same: what’s this going to cost?
Why There’s No Flat Rate
Upholstery is priced by the piece, not by the room. A loveseat and a five-piece sectional take different amounts of time, product and drying, so quoting them the same way would mean overcharging one of you.
Four things move the price:
- The piece itself. A dining chair, a recliner, a three-seat sofa and a sectional are four different jobs.
- The fabric. Microfiber, cotton blends, velvet and delicate natural fibers each need a different approach, and some need a gentler one that takes longer.
- What’s in it. General soil from years of use is straightforward. Pet urine in the cushion is a separate treatment with its own cost.
- How many pieces. Doing the sofa and the two chairs in the same visit costs less per piece than three separate trips.
Our Minimum
Our minimum service charge is $140. That covers coming out, and for most single pieces the job lands at or near it. It exists because the truck, the drive and the setup cost the same whether we clean one chair or four.
If you’ve been putting off a single chair because it felt like a hassle, that’s worth knowing. It’s often the same visit cost as the chair plus the couch, so people usually add the couch.
Pet Treatment Is Priced Separately
If the reason you’re calling is a smell rather than a stain, that’s a different job. Urine goes through the fabric into the foam, and cleaning the surface again doesn’t reach it. P.U.R.T., our Pet Urine Removal Treatment, treats the source, and it’s quoted on its own rather than folded into a cleaning rate.
We’ll tell you during the walkthrough which spots we expect to clear and which have been in the cushion long enough that we won’t promise them. Those are two different answers and you should get the honest one before you spend anything.
You Get the Price Before We Start
We quote most upholstery over the phone from the piece and the fabric. When we arrive we look at it, confirm the number, and only then start. Nothing gets added while we’re working.
The question worth asking isn’t really what the first cleaning costs. It’s whether you’ll be calling someone again in six weeks. A piece cleaned with heavy detergent holds that detergent, and detergent attracts the next round of dirt. The Natural, our core solution, works through carbonation instead, so there’s no dirt-attracting residue left in the fabric.
