What You’re Actually Paying For
The tile is rarely the problem. Glazed tile wipes clean. Grout is the reason you’re calling, because it’s porous, it sits lower than the tile, and it absorbs everything that gets mopped across it.
So the price tracks how much grout line there is and what condition it’s in, not how much floor there is. A floor of small tiles has far more grout per square foot than a floor of large-format tiles, and it takes longer.
What Moves the Price
- Square footage. The main driver.
- Tile size. Small tiles mean more grout line per square foot.
- How bad the grout is. Years of mopping dirty water into the lines takes more passes than a floor cleaned last year.
- The surface. Ceramic and porcelain are straightforward. Natural stone, slate and travertine need different products and more care.
- Floor or wall. Shower walls and backsplashes are slower per square foot than open floor.
- Sealing. A separate service, priced separately. Worth doing and worth understanding before you decide.

Our minimum service charge is $140. A single bathroom floor usually lands near it, which is why most people have the kitchen or the entry done in the same visit.
Why Mopping Made It Worse
This is worth knowing before you spend anything, because it explains what you’re looking at.
A mop doesn’t remove dirty water, it moves it. The water runs off the tile and settles into the grout lines, which sit lower and are porous. So every mopping deposits a little more soil into exactly the part you want clean. That’s why the tile looks fine and the grout is two shades darker, and why more mopping never fixes it.
Getting it out takes a machine that applies solution and extracts it under pressure rather than pushing it around.
Sealing: Worth It or Not
Grout sealer fills the pores so spills sit on top long enough to be wiped rather than soaking straight in. It doesn’t make grout stain-proof and anyone who says so is overselling it.
It’s worth doing right after a clean, because sealing dirty grout locks the dirt in. If you’re going to do it, do it in the same visit. If your grout was sealed within the last couple of years, you probably don’t need it again yet.
