This is the question that decides most commercial jobs, and it usually gets asked last. It should be asked first, because for most businesses the disruption costs more than the cleaning.
The Short Answer
No. We work around your hours, and the floor is dry in 1 to 2 hours rather than overnight.
That combination is the whole point. Being able to come after close only helps if the carpet is usable when you open.
Why Dry Time Is the Real Variable
Traditional steam cleaning puts a large volume of hot water into the carpet and recovers some of it. Whatever isn’t recovered has to evaporate, and commercial carpet glued to concrete has nowhere to drain, so it can take a full day or longer.
That’s the difference between an evening clean you open on top of, and a closed morning.
Hot Carbonating Extraction lifts soil with carbonation rather than flooding the fibers, using about 80% less water than steam cleaning. Less water in means less to dry out, which is why 1 to 2 hours is realistic rather than optimistic.
When We Come
After close. The most common arrangement. We come in the evening, you open normally.
Weekends. Straightforward for offices that are Monday to Friday.
Zoned during the day. For spaces that can’t close at all, we do a section at a time and move on as each dries. Reception one evening, the west wing the next.
Early mornings. Works well for retail and clinics opening later in the day.
What We Need From You
Access and a key or a code, or someone to let us in and lock up. Somewhere to park close to the entrance. And a note of anything we shouldn’t move.
We move standard furniture and put it back. We don’t move server racks, filing systems in use, or anything with a cable someone will regret. Tell us in advance and we plan around it.

What’s your dry time? Not “it dries fast.” A number.
What happens if it isn’t dry when we open? The answer tells you how confident they are.
A quote that’s cheaper per square foot but costs you a closed morning is not the cheaper quote. Work out what an hour of closure costs your business and the comparison usually resolves itself.
