How Often Should Commercial Carpet Be Cleaned?

by | Aug 21, 2026 | Commercial Cleaning

Commercial carpet almost always gets cleaned too late. Not because anyone is negligent, but because the person who notices it is rarely the person who books it, and by the time it’s obviously dirty it has been dirty for months.

The Working Schedule

For most Lawrence offices and small commercial spaces:

  • Traffic lanes and entries: every 3 months. This is where nearly all the wear happens.
  • Full floor: every 6 to 12 months.
  • Daily vacuuming. Non-negotiable, and it does more for the carpet’s lifespan than anything else on this list.

Higher-traffic spaces move up. A clinic waiting room, a busy retail floor or a restaurant needs traffic lanes monthly to quarterly. A quiet professional office with fifteen people can run lighter.

Count Doors, Not People

The useful measure isn’t headcount, it’s how many times a day someone walks in from outside. Twelve staff who arrive once and stay put is a light-traffic space. Twelve staff plus ninety visitors is not.

Everything that damages commercial carpet arrives on the bottom of a shoe.

Why the Entry Matters More Than the Rest

Most soil in a commercial space is deposited within the first few metres of the door. That’s where grit, mud, and in a Kansas winter, salt, come off shoes.

Two things pay for themselves there:

Proper walk-off matting. Enough matting inside and outside the entrance to catch several footfalls, cleaned regularly. Matting that’s saturated stops working and becomes the thing making the mess.

Cleaning the entry more often than the rest. Treating a whole floor as one schedule means either overcleaning the back office or undercleaning the door.

Winter Salt Is the Kansas Problem

Salt and ice melt come in on boots all winter, and salt is abrasive and it wicks. Left in the fibers it dulls colour and grinds at the carpet every time someone walks over it, and it keeps working until something extracts it.

A clean at the end of winter is especially worthwhile for exactly this reason.

What Waiting Actually Costs

Commercial carpet is a capital item on a replacement cycle. Grit in the pile is abrasive, and abrasion is permanent. A floor on a schedule tends to reach replacement later than one cleaned only when it looks bad.

There’s also the part nobody puts on a spreadsheet: a client waiting in reception forms an impression of the business from the floor, and nobody ever mentions it.
