This is the question that decides most commercial jobs, and it usually gets asked last. It should be asked first, because for most businesses the disruption costs more than the cleaning.
The Short Answer
It doesn’t have to. Dry time is the deciding factor, and carpet cleaned by Brooke’s Chem-Dry dries in about 1 to 2 hours rather than overnight.
Scheduling around your hours only helps if the carpet is usable when you open.
Why Dry Time Is the Real Variable
Traditional steam cleaning puts a large volume of hot water into the carpet and recovers some of it. Whatever isn’t recovered has to evaporate, and commercial carpet glued to concrete has nowhere to drain, so it can take up to 12 to 24 hours.
That’s the difference between an evening clean you open on top of, and a closed morning.
Hot Carbonating Extraction lifts soil with carbonation rather than flooding the fibers, using about 80% less water than steam cleaning. Less water in means less to dry out, which is why it dries in about 1 to 2 hours.
Scheduling Around Your Business
Every business has a different quiet window. A retail floor, a clinic and an office rarely share one, so work out which hours your business can spare before you compare cleaners.
If your space can’t close at all, ask any cleaner whether the work can be done in sections, and what the dry time is for each one. Then call (785) 760-8000 to talk through your hours and get a free estimate.
What to Have Ready
Your square footage, your access hours, and a note of anything that shouldn’t be moved. Equipment, filing systems and anything with a cable attached are worth flagging before any cleaner arrives.
Ask Every Company Two Questions
What’s your dry time? Not “it dries fast.” A number.
What happens if it isn’t dry when we open? The answer tells you how confident they are.
A quote that’s cheaper per square foot but costs you a closed morning is not the cheaper quote. Work out what an hour of closure costs your business and the comparison usually resolves itself.
