Commercial carpet is quoted differently from residential, and if you’ve only ever booked cleaning for a home the difference is worth understanding before you start collecting bids.
Priced by the Square Foot
Homes are usually quoted by room. Commercial work is quoted by square footage, because an open office floor and a house with eleven doorways are not comparable jobs even at the same total area.
So the first thing to have ready is your square footage. Most people managing a space can find it on the lease.
What Moves the Number
- Total square footage. The rate per square foot usually improves as the area grows.
- How much of it is furnished. Open floor is fast. A floor full of desks, cables and chairs is not.
- Traffic level. A clinic entrance and a back office age very differently.
- Frequency. A scheduled quarterly contract prices better per visit than a one-off, because we can plan the route.
- When we come. After-hours and weekend work is a different scheduling job.
- Carpet tile vs broadloom. Both fine, slightly different handling.
One-Off vs Scheduled
A single clean before an inspection or an event is a straightforward quote.
A schedule is usually better value and produces a better-looking floor, because carpet cleaned before it looks bad stays serviceable for years longer. Most offices land on quarterly for traffic lanes with a full clean once or twice a year.
The mistake is waiting until the carpet looks bad. By then abrasive grit has been working against the fibers for months, and that wear doesn’t come back.
Downtime Is the Real Cost
For most businesses the cleaning invoice isn’t the expensive part. Being unable to use the space is.
This is where the method matters. Traditional steam cleaning saturates commercial carpet, and commercial carpet over concrete can take a full day or more to dry. That’s either a closed day or a Monday morning with damp floors and a smell.
Our process uses about 80% less water than steam cleaning, so carpets dry in 1 to 2 hours. In practice that means an evening clean and a normal open the next morning.
When you compare quotes, ask every company for its dry time and put a number on what a closed day costs you. It often reorders the bids.
